Would it be just for the spring/summer?

It would be for however long you wanted it to be. The lease we're going to write up in December will last until May 31st. The next one will be signed for June 1-December 31st, and unless you've pissed off the landlord, you're free to stay.

If you just wanted to stay for the spring & summer, you'd sign the lease for Jan 1 - May 31st. Then work out something with the next person that moves in so that you're not on the lease for June 1 - December 31, but are subleasing from them for the summer. Granted they have to agree with it.
